You’ve found your dream home, made an offer, and got the offer accepted (Yay!). Now the real work begins. One of THE most important steps is scheduling the right inspections to protect your investment and avoid costly surprises. I recently sat down with local realtor Geanne Pack to talk about the importance of home inspections.
The Must-Have Home Inspection
No matter if your home is brand new or decades old, a professional home inspection is crucial. Even new construction can have hidden issues or unfinished work that may cause problems later. Trust me, I know. My first new home had plenty of issues that I didn’t discover until after closing: the laundry room was built a foot too short so the washer and dryer didn’t fit, windows were the wrong size, the sliding patio door was installed upside down. A home inspection would have identified that as well as any structural, electrical, plumbing, and safety concerns before the sale is finalized.
Specialized Inspections for Older Homes
If you’re purchasing an existing home, especially one that may be 20, 30, 40 years or older, some inspections are even more important. Sewer drain inspections are vital due to aging pipes that could cause blockages or leaks. Chimney inspections are also key if the home has a wood-burning fireplace, ensuring it’s safe and structurally sound.
Pool and HVAC Inspections
If you’re buying a home with a pool, you should get a pool inspection to check for equipment function and structural integrity, preventing costly repairs down the line. HVAC inspections verify that heating and cooling systems are working properly, helping you stay comfortable year-round.
Most importantly, don’t try to save some time or money by skipping the inspection process. These inspections give you peace of mind and a clearer picture of the home’s condition. Always consult your realtor about which inspections are right for your property, and schedule them early to keep your home purchase on track.
